Maintenance Supervisor – Monaco at Main

About the role

The Maintenance Supervisor ensures that the interior and exterior of the community, including buildings, grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This role combines hands‑on technical work with supervisory responsibilities.

Key responsibilities

• Complete work orders from resident requests, diagnose issues, and perform repairs following safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce cleanliness and appearance standards for all community areas.
• Inspect work performed by team members, contractors, and vendors to ensure compliance with quality and scope.
• Maintain inventory of spare parts, order supplies within budget, and execute monthly preventative maintenance.
• Assist the Community Manager with budgeting for repairs, maintenance, and capital projects.
• Conduct safety meetings, keep MSDS sheets current, and ensure OSHA compliance.

Required profile

• High school diploma, GED, or equivalent experience.
• Experience in property‑management or building maintenance trades.
• Ability to think logically, solve problems, and communicate effectively with residents and team members.
• Proficiency with internet, word processing, spreadsheets, and database tools; property‑management system experience preferred.

Required skills

• EPA Type I certification.
• EPA Type II or Universal HVAC certification.
• Valid driver’s license (golf‑cart operation if needed).
• Competence with hand tools, power tools, and mechanical equipment.
